A student-focused sublease service

Sublyst lets people browse listings, save places and send introductions to Hosts (the users offering listings). Leases, rent, deposits, screening and negotiations happen independently outside Sublyst. An application does not reserve a property or guarantee a response, acceptance or a lease.

Public listings can be browsed without an account. Accounts on this US service are for adults with a verified account email. School verification is optional. Features can change or be interrupted. The school-account badge confirms control of an accepted school account, not current enrollment, identity, property ownership or authorization to sublease. Sublyst is not affiliated with or endorsed by any university.

You must be at least 18 to create or use an account, including saving listings, posting listings and submitting applications. This account requirement does not require every occupant to be an adult or authorize excluding families with children. Do not create accounts for others or share your login.

Current free access and future listing services

Creating an account, publishing listings and submitting applications are currently free. There is no current listing subscription or automatic billing. We may introduce paid listing services for listers in the future; people searching or applying will not be charged for those services. Before any purchase, we will disclose the price, what the service includes, its duration, any recurring billing, and cancellation and refund terms. No future price or start date has been set. Existing free listings will not automatically become paid, and we will not charge you without your express agreement to a purchase. These Terms do not authorize future charges or promise that listing publication will remain free forever.

Rent, deposits and other payments between users are separate from Sublyst and remain governed by their agreements and applicable law.

Supported properties and stays

Listings and applications must be for residential stays of at least 30 nights. Properties must be in a supported U.S. state; Alaska, Pennsylvania, the District of Columbia and U.S. territories are not currently supported. Both rooms in shared homes and entire homes may be listed. These limits do not establish that a particular rental is lawful: listers must confirm their authority to offer it and comply with their lease, required permissions and applicable local rental rules.

Your listings and applications

Follow the listing and content rules. Submit accurate information and only content you have permission to share. You retain your rights to your content and give Sublyst a nonexclusive license to host, copy, resize, display and deliver it as needed to operate the service. This does not give us ownership of your photos or permission to sell them for unrelated uses.

Submitting an application shares it, including your account email, saved profile details and optional phone number, with the lister through their Sublyst account. Email notices link to the site and do not contain application details. Profile setup requires a self-reported birth year, which is included in the application shown to the Host. Users in the youngest eligible birth year confirm they have already turned 18. We do not collect a birth month or day or calculate an exact age from the year. Historical applications may retain an age previously provided until normal cleanup. Do not use applicant information for unlawful discrimination, unrelated marketing or unauthorized sharing. Withdrawing changes its status and notifies the lister. Details remain accessible to that lister until retention cleanup or account deletion removes them; it cancels queued application notices where sending has not begun but cannot recall in-flight or delivered email or independently saved copies. Closing a listing

Use Manage listing in your account to take a listing down, or mark it rented. Listings expire six months after first publication. Editing does not extend that period. Public browsing and new applications also stop when the advertised available-until date has passed. That visibility rule does not itself delete the listing or application history; retention follows the privacy notice.

Safety and account access

No scams, impersonation, unlawful discrimination, harassment, unauthorized data collection, attempts to access another person’s information, or abuse of the service. We may restrict accounts or remove content to investigate reports, protect users, enforce these rules or comply with law. Contact us to request review of a removal.

Check the property and the lister’s authority independently before signing or paying outside Sublyst. We do not guarantee the accuracy, safety or availability of a listing. Nothing in these terms limits rights that cannot lawfully be limited.

Copyright

Our copyright policy identifies our registered DMCA agent and explains notices, counter-notices and our repeat-infringer policy. In appropriate circumstances, we terminate accounts of repeat infringers. We accommodate and do not interfere with standard technical measures within the meaning of 17 U.S.C. § 512(i).

Changes and questions

We will identify updated terms by version and request acceptance for material changes before new posting, saving, profile updates, ratings or application activity. Existing users can still browse, withdraw applications, remove ratings, unblock listings, contact support and request account deletion without accepting the revised terms. You can stop using the service and request account deletion. Contact us about access, privacy, copyright, safety or service feedback.

Listing review and accurate details

New listings and edits require administrator review before publication. Editing a published listing hides it while the revised version is reviewed. We may approve, request changes, or deny a submission with a reason. Denied submissions cannot be edited or resubmitted as the same listing; contact support to request review of the decision. Approval is not an inspection, background check or guarantee of authority, accuracy or safety.

Give accurate home type, bedrooms offered, bathrooms available and whether access is private, shared or mixed. Approximate square footage means the entire home, including shared rooms. Clearly describe what the incoming renter may use and any amenity restrictions. Confirm occupancy, accessibility and accommodation requirements directly; selecting an amenity does not certify accessibility or legal compliance.

Host introductions, ratings and browsing tools

You may publish an optional Host name and introduction separately from your private applicant profile. Keep it accurate and do not impersonate someone or expose another person’s private information. Membership dates, inbox-verification labels and listing history are not endorsements or proof of completed stays.

Any signed-in account may rate an available listing without proving a stay or application. Ratings may reflect impressions of the listing and are not verified rental reviews. Each account has one current half-star rating per listing and can change or remove it. Public scores are aggregates. Do not use fake accounts, coordinated manipulation, undisclosed paid promotion or ratings that misrepresent an experience. We may remove ratings that violate these rules after review and record the reason; criticism or a low score alone is not a reason for removal. Report suspected abuse through support.

Trending and recent-view counts reflect session-deduplicated listing opens in a rolling seven-day window, not quality or trust. Saving or blocking a listing changes your own browsing experience. Blocking does not recall an application or prevent contact outside the site. Blog posts and FAQs are general information, not a rental agreement or advice about your specific circumstances.
