How does Sublyst work?

Browse subleases near campuses across the US, save places you like, and open a listing to see its photos, rent, dates and household details. Anyone can browse public listings. You must be 18 or older to create or use an account, post a listing or submit an application. Sign up with any email you can verify or use Google sign-in when available.

Where and for how long can I list or apply?

Stays must be at least 30 nights. Properties in Alaska, Pennsylvania, DC and U.S. territories are not currently supported. Rooms in shared homes and entire homes are welcome in supported states. Hosts must obtain required permissions and check local rental rules; approval by Sublyst does not establish that a rental is authorized.

How do I narrow my search?

Enter a city, ZIP code or university in Where to?, then use Filters to choose your budget, dates, roommates, roommate gender and other preferences. Roommate gender describes other people who will remain in the same home and share living areas with the incoming renter, excluding the person moving out. Separate apartments do not count. Hosts must enter a positive roommate count before adding gender; an unknown count is not a match for a specific gender preference. No preference includes mixed households and unspecified answers. Homes with no other roommates appear under either gender choice. This search preference does not restrict who can apply. Search and saved listings show up to 24 places per page. Use the numbered pages or Previous and Next at the bottom to see more. Changing filters starts at page 1. On desktop search pages, the open filters and listings scroll separately. Save your preferences in your rental profile for recommendations.

How do I view more photos?

Swipe or scroll sideways across an image to see the next photo, including on listing cards. On desktop, hover over an image to reveal arrows and photo dots; you can also focus the image area and use the left and right arrow keys. On mobile, the dots stay visible. Inside a listing, you can also select a thumbnail. Navigation controls appear only when there is more than one photo.

How do applications work?

Choose Apply now, introduce yourself and review your application before submitting. Your account email and birth year are included; a phone number is optional. Your full birth date is not collected. Drafts stay private. Submitted applications and their profile details are shared with that listing’s owner, and the Host receives an in-app update. Hosts with a verified account email can also receive a general email notice linking to Sublyst without your application details. Your applicant profile is not a public people-directory entry.

Can I update an application?

Open My account to view your applications. You can edit or withdraw a submitted application, and reopen a withdrawn application when the listing is still accepting applications. Withdrawing does not recall emails or copies already received by the Host.

How do I post and manage a listing?

Choose Create a listing and complete the location, rent and date details. Save draft keeps a new or existing draft private so you can finish later from the Listing dashboard. Nothing is saved automatically. Add accurate details and photos, review your summary, then submit it for administrator review. A pending listing is not publicly visible until approved. Editing a published listing hides it and sends the updated version back for administrator review before it can appear publicly again. Open the Listing dashboard from your account menu to manage listings and see their status; open a listing you own to edit or delete it.

How do I see and contact applicants?

In the Listing dashboard, choose View applications for the relevant listing. Review submitted profiles and introductions, update application statuses, and use Connect to see the applicant’s shared contact details. Contact happens independently; Sublyst does not provide an in-app chat. Draft applications remain private.

Where do I find updates?

My account shows up to three unread updates. Choose View all updates to browse the history, filter by read or unread, and mark updates as read. Updates link to the relevant listing or application when available. Marking an update as read keeps it in the history.

Does Sublyst charge fees or handle the lease?

Accounts, listing publication and applications are currently free, with no automatic billing. We may later offer paid listing services to Hosts; no price or start date has been set. We will disclose the price and purchase terms before asking you to agree. Existing free listings will not automatically become paid. People searching or applying will not be charged for these listing services. Applications are introductions, not reservations or lease agreements. Contracts and rental payments happen independently.

Does administrator approval verify a property?

No. Confirm availability, details and the Host’s authority before making arrangements. Administrator review is not verification of property ownership or authorization to sublease.

Do I need a school email?

No. School verification is optional. In My account → School verification, verify a separate school email while keeping your regular sign-in email. The badge confirms inbox access, not current enrollment or a background check. Your school email stays private. School not listed? Request a review of its email domain.

How do I get help or report a listing?

Signed-in users can contact support and track request status. If you cannot sign in, use the contact page and keep the private tracking link it provides. To report a listing, open it and choose Report this listing, or send its link through the contact page. Never send passwords or payment details.

Verify the place and permission

Visit or arrange a live viewing. Independently contact the property manager or owner to confirm the Host can offer the space. A tour alone is not proof of authority.

Protect your money and information

Read the agreement first. Be wary of pressure to pay immediately or by gift card, cryptocurrency or wire transfer. Do not send passwords, verification codes or sensitive documents through Sublyst.

Tell us when something seems wrong

Use Report this listing or contact support. Include the listing link and a clear explanation. For immediate danger, contact emergency services.

What “Verified” means

A Verified badge on a listing means its Host has verified access to an email inbox at a school recognized by Sublyst. It does not verify current student enrollment, identity, property ownership, landlord permission, listing accuracy, or safety. Listing approval is a separate publication review. Furnished and cost details are provided by the Host; confirm them independently.

Staying safe as a lister

Safety tips for listers
  • Confirm permission to sublease with your landlord and check your lease before advertising or agreeing to a stay.
  • Arrange viewings safely: tell someone where you’ll be, have a roommate present when possible, and keep keys and access codes private until arrangements are confirmed.
  • Never share passwords, one-time codes, bank logins or identity documents through listing descriptions or support messages.
  • Watch for overpayment and refund requests. Do not send money back based on a payment screenshot or a check that has not been confirmed by your bank.
  • Confirm the applicant, written agreement, costs and any required landlord approval independently. A Verified badge only confirms school-email inbox access.
  • Use fair, consistent criteria and report suspicious activity through the listing or contact form.
