Listing and content rules

Publishing a listing is currently free and requires administrator approval. Editing a published listing hides it and sends the updated version back for administrator review before it can appear publicly again. Drafting or submitting a listing does not authorize any charge. Future paid listing services will have separately disclosed prices and purchase terms; existing free listings will not automatically convert to paid billing. See the terms.

Where listings are supported

Listings must offer stays of at least 30 nights in a supported U.S. state. Alaska, Pennsylvania, DC and U.S. territories are not currently supported. This restriction concerns the property location, not where your account holder lives.

List places you are authorized to offer

Obtain any permissions required by your lease, landlord and living arrangements. Provide accurate availability, rent or a genuine negotiable range, photos and material conditions. Disclose additional mandatory costs. Mark the place rented or take it down when unavailable.

Respect people and housing rules

No scams, impersonation, misleading prices, harassment, discriminatory housing advertisements or unlawful selection restrictions. Do not use Sublyst to collect sensitive screening documents. A school email is not verification of the property or the person.

Use content you have rights to

Upload photos and text you created or have permission to publish. Do not copy listings, images, logos or contact details from Snapchat, Yik Yak, another listing site or a search engine simply because they are accessible online. Do not upload IDs, financial documents, private messages or other people’s personal information without authorization.

Report a problem

Signed-in users can report a listing from its detail page. Anyone can use the contact page to report scams, exposed personal information, copyright issues or an access problem. Include the listing URL and an explanation, not passwords or card details. We review reports, may remove content and may retain relevant safety records. Owners may contact us to request review.

Our registered DMCA agent, notice requirements and counter-notice process are on the copyright page. We act expeditiously on valid notices and terminate repeat infringers’ accounts in appropriate circumstances. General reports can also be submitted through the contact form.

Shared housing and equal access

Roommates are other people who will live in the same home and share living areas with the incoming renter, excluding the person moving out. Separate units in the same building do not count as roommates. The account holder must be 18 or older; this does not require every occupant to be an adult or authorize excluding families with children.

Ordinary pet policies do not override applicable assistance-animal and reasonable-accommodation obligations. Handle accommodation requests separately from pet preferences, and do not put medical information in public listings or profiles.

We review listings for discriminatory requirements. A sex-specific roommate request is not automatically permitted: shared-home circumstances and applicable law matter. We may request clarification or removal of exclusionary wording before publication. Keeping applications open does not by itself make a restrictive advertisement lawful.

Use household answers to describe existing shared living arrangements, not to advertise who is permitted to apply. Do not state unlawful exclusions or discriminatory requirements in descriptions, messages or application decisions. Roommate gender describes the other people expected to remain in the home during the advertised stay, excluding the person moving out. Choose zero roommates when nobody else will remain. A positive roommate count is required before adding roommate gender. Unknown roommate counts are not treated as gender matches in search; zero-roommate listings remain visible with either preference. This description and the search filter do not restrict who may apply and do not authorize unlawful discrimination. Selecting a preference does not establish a legal exemption for you or your property. Report discriminatory listings through the listing’s report control or our contact form.

Property details and availability

Describe the home type, bedrooms offered, bathrooms and access accurately. Approximate square footage is the total size of the entire home, including shared rooms, not just the offered bedroom. Explain which spaces and amenities the incoming renter can use and disclose restrictions and costs. Do not select an accessibility feature unless you can describe it accurately; discuss accommodation needs directly and do not ask for medical information in a listing or profile.

Keep dates current. Listings whose available-until date has passed stop appearing publicly and accepting new applications. Publication also expires six months after the first publication date. Remove or mark a listing rented as soon as it becomes unavailable; do not wait for automatic visibility changes.

Host introductions and ratings

These content rules also apply to public Host introductions and community ratings. Ratings need not come from completed stays, but must not be used for impersonation, fake-account campaigns, paid manipulation or deceptive claims. A negative opinion alone does not violate these rules. Ratings show community opinions, not verified experience or property certification. Contact support with the listing URL to report misuse or ask for review of a moderation decision.

Hosts may use submitted application details only for the intended housing inquiry and related lawful arrangements. Birth year, school verification and household size do not authorize unlawful exclusion or discrimination. Follow applicable federal, state and local housing protections; the 18+ account rule does not require every occupant to be an adult.

Commercial advertising and promotion

Do not post commercial advertisements, sponsored content, affiliate or referral promotions, or solicitations for outside products, services or competing platforms without Sublyst’s prior written permission. This applies to listings, photos, profiles, applications, ratings and other user content. Ordinary housing listings that comply with our listing rules are permitted; this does not authorize unrelated commercial promotion. Do not use another person’s contact details or application information for marketing. We may remove unauthorized advertising and restrict accounts that violate this rule. What “Verified” means

A Verified badge on a listing means its Host has verified access to an email inbox at a school recognized by Sublyst. It does not verify current student enrollment, identity, property ownership, landlord permission, listing accuracy, or safety. Listing approval is a separate publication review. Furnished and cost details are provided by the Host; confirm them independently.
